Welcome to the Terms and Conditions of Mila SRL ("we," "us," or "our"). These Terms govern the use of our website www.milapartments.com (the "Site") and our short-term rental accommodation booking services (the "Services"), as well as any other agreement or legal relationship with us in a binding manner.

1. Acceptance of Terms
By using the Site and Services, you fully and unconditionally accept these Terms and Conditions, as well as our Privacy Policy. If you do not accept these Terms, please do not use the Site or Services. Continued use of the Site implies your acceptance of these Terms in their current form.

4. Bookings and Contracts
4.1 Booking Process
Bookings made through the Site constitute an offer of contract on your part. Our acceptance of the booking (confirmed via confirmation email) constitutes the conclusion of the contract between you and us.
4.2 Booking Information
All information provided during the booking process (dates, number of guests, personal data, etc.) must be accurate and complete. You are responsible for any errors or omissions in the information provided.
4.3 Booking Confirmation
Once you make a booking, you will receive a confirmation email containing the booking details. We recommend that you keep this email as proof of your booking.
4.4 Modifications and Cancellations
The modification and cancellation policies are specified in the "Cancellation Policy" section of these Terms. Any modification or cancellation must be made according to the procedures indicated.
5. Prices and Payments
5.1 Prices
Prices indicated on the Site are in euros and include applicable taxes, unless otherwise specified. Prices are subject to change without notice. However, the price of your booking is locked at the time of booking confirmation.
5.2 Payment Methods
We accept various payment methods, including credit/debit cards, bank transfers, and other methods indicated on the Site. All payments must be made according to the procedures indicated during the booking process.
5.3 Payment Security
Your payment data is processed in compliance with the PCI-DSS standard and our Privacy Policy. We do not store your payment data on our servers; processing is entrusted to certified payment service providers.
5.4 Billing
You will receive an invoice via email after payment. If you need an invoice with different details, contact us within 48 hours of booking.
6. Cancellation Policy
6.1 Cancellations by Guest
Cancellations must be made through the Site or by contacting us directly. The refund policy depends on the selected rate and the cancellation date:
- Flexible Cancellation: Full refund up to 48 hours before arrival.
- Non-Refundable Cancellation: No refund in case of cancellation.
- Moderate Cancellation: Full refund up to 7 days before arrival; 50% refund from 7 to 3 days before; no refund within 3 days.
The specific policy is indicated at the time of booking. Refunds are processed within 14 days of cancellation.
6.2 Cancellations by Mila SRL
We reserve the right to cancel a booking in case of:
- Unforeseen circumstances or force majeure (e.g., natural disasters, health emergencies).
- Violation of these Terms by the guest.
- Unavailability of the accommodation for technical or maintenance reasons.
In case of cancellation by us, we will provide you with a full refund or an equivalent alternative accommodation.
7. Rules of Conduct
7.1 Responsible Behavior
During your stay, you agree to:
- Comply with local and national laws.
- Not disturb other guests or neighbors.
- Not cause damage to the accommodation or its equipment.
- Not smoke inside the accommodation (unless otherwise specified).
- Not organize parties, meetings, or unauthorized events.
- Keep the accommodation clean and orderly.
7.2 Violations
In case of violation of these rules, Mila SRL reserves the right to:
- Require immediate evacuation of the accommodation without refund.
- Charge you for repair or extraordinary cleaning costs.
- Take legal action to recover damages.
- Report the behavior to competent authorities if necessary.
8. Guest Responsibility
8.1 Damage to Accommodation
The guest is responsible for any damage caused to the accommodation, furniture, equipment, or accessories during the stay, beyond normal wear and tear. Mila SRL reserves the right to charge the guest for repair or replacement costs.
8.2 Lost Items
Mila SRL is not responsible for items lost, stolen, or damaged during the stay. We recommend using the safe (if available) for valuable items.
8.3 Personal Safety
The guest is responsible for their own personal safety and that of their companions. Mila SRL is not responsible for injuries, accidents, or other circumstances that occur during the stay.
9. Site Contents
9.1 Intellectual Property
All content available on the Site, including texts, images, videos, graphics, logos, and design, is owned by Mila SRL or its licensors and is protected by intellectual property laws. It is prohibited to reproduce, distribute, transmit, modify, or use such content without our written consent.
9.2 Trademarks
All trademarks, trade names, and logos that appear on the Site are owned by Mila SRL or its licensors. Unauthorized use of such trademarks is prohibited.
9.3 Content Accuracy
Mila SRL is committed to providing accurate and up-to-date information on the Site. However, we do not guarantee the accuracy, completeness, or timeliness of all content. Accommodation descriptions, photos, and rates are provided for informational purposes and may be subject to change.
10. External Links and Third-Party Resources
The Site may contain links to third-party websites. Mila SRL has no control over such sites and is not responsible for their content, availability, or privacy practices. Access to third-party sites is at your own risk and according to their terms and conditions.
11. Limitation of Liability
11.1 Disclaimer of Warranties
The Site and Services are provided "as is" without warranties of any kind, express or implied. Mila SRL does not warrant that the Site is free from errors, viruses, or other harmful elements.
11.2 Limitation of Damages
To the maximum extent permitted by law, Mila SRL is not responsible for:

Mila SRL's total liability to you does not exceed the amount paid for the booking.

12. Modifications to Terms
Mila SRL reserves the right to modify these Terms at any time. Modifications will take effect from the moment of publication on the Site. Continued use of the Site after publication of modifications implies your acceptance of the updated Terms.
If you do not accept the modifications, you must cease using the Site and Services. The previous version of the Terms continues to govern bookings made before the modification.
13. Assignment and Transfer
Mila SRL reserves the right to transfer, assign, or dispose of its rights and obligations under these Terms, having regard for the legitimate interests of users. The user may not assign or transfer their rights and obligations without Mila SRL's written consent.
14. Service Interruption
Mila SRL reserves the right to interrupt the Site and Services, in whole or in part, for maintenance purposes, system updates, or for any other reason, with or without notice. Mila SRL is not responsible for any loss or damage resulting from such interruptions.
15. Prohibition on Resale
You are not authorized to reproduce, duplicate, copy, sell, resell, or exploit the Site or Services, in whole or in part, without Mila SRL's written consent. Any attempt to resell is prohibited and may result in legal action.

17. Severability Clause

These Terms are governed by the laws of the Italian Republic. For any dispute arising from these Terms or the use of the Site and Services, the parties submit to the exclusive jurisdiction of the courts of Milan (Italy).
